FITOUT

REFURBISHMENT

With experience across adaptive reuse, building repositioning and service & seismic upgrade projects, BLACK regularly partners with building owners, developers, and asset managers to refurbish existing buildings and facilities. Critical to the successful delivery of these projects is effective management of the sites, often within live environments, while maintaining the highest H&S standards. These works require careful planning to minimise building disruption while improving end-user experience through the provision of world-class facilities and built environments.

CONSTRUCTION

We have expanded our capability into extensive renovation and new build projects as a natural progression in our commitment to provide industry-leading delivery across multiple project platforms. early contractor involvement

A model BLACK has extensive experience delivering within, Early Contractor Involvement (ECI) allows for accelerated delivery timeframes, reduced risk, design coordination & certainty, procurement strategies, and value engineering for cost efficiencies through early project consultation with the client. With pricing obtained under an open book format, the ECI process offers complete transparency and the ability to identify and manage any project risks early (whether related to time, cost, quality, safety or sustainability), providing certainty that the optimal outcomes will be achieved.


DESIGN & CONSTRUCT

We partner with architectural and services design professionals to provide you with a complete turn-key design and construct project whereby our partnerships enable us to provide a full end-to-end project service. This model enables early partnership, removes a number of complexities, and provides a streamlined single point of contact service for the client team(s). This model is significantly beneficial to tight delivery timeframes whereby procurement and construction activities can run concurrently with design development allowing us to shift the focus and priorities of the design process to benefit the final delivery programme.


LUMP SUM FIXED PRICE

We regularly participate in competitive tenders to clients under a Lump Sum Fixed Price contract arrangement. Utilising our strong relationships and network with subcontractors and suppliers across Aotearoa New Zealand, we put forward viable and comprehensive pricing that accurately meets the project scope and deliverables. At BLACK, we pride ourselves on our ability to meet programme requirements and maintain costs even within compressed delivery timeframes and complex working environments.

01.

PROJECT OVERVIEW

Developing an understanding of the project stakeholders and specific requirements, defining deliverables, developing draft programmes, identifying technical requirements and developing specific construction methodologies.

02.

PRE-CONSTRUCTION

Establishing a working procurement schedule, ensuring all project procurement is completed to meet programme, and identifying any procurement risk inclusive of mitigation strategies and options for client review.

03.

PROCUREMENT

Finalising contracts and project documentation, selection and engagement of suppliers and contractors, developing working construction programmes and concluding safety and quality documentation.

04.

CONSTRUCTION

Site establishment and provision of temporary services, managing of construction personnel and activities in accordance with programme and best practice, client reporting and project management.

05.

POST-CONSTRUCTION

Assisting with client-procured suppliers and contractors, defect remediation and close out, scheduling and undertaking of day 2/additional works, finalising handover documentation and relocation assistance.
