FITOUT

REFURBISHMENT

With experience across adaptive reuse, building repositioning and service & seismic upgrade projects, BLACK regularly partners with building owners, developers, and asset managers to refurbish existing buildings and facilities. Critical to the successful delivery of these projects is effective management of the sites, often within live environments, while maintaining the highest H&S standards. These works require careful planning to minimise building disruption while improving end-user experience through the provision of world-class facilities and built environments.

Backed by over a decade of diverse project experience and commercial acumen, we have recently expanded our capability into the residential sector. We are partnering with select developers to bring multi-unit redevelopments, luxury homes, and high-end renovations to life. EARLY CONTRACTOR INVOLVEMENT

A delivery model BLACK has extensive experience working within, Early Contractor Involvement (ECI) enables accelerated programmes, reduced risk, and greater certainty across design, cost and procurement. Early engagement allows for coordinated design development, informed procurement strategies, and value engineering opportunities to optimise cost outcomes. Pricing is developed on an open-book basis, providing full transparency and enabling project risks relating to programme, cost, quality, safety and sustainability to be identified and managed early. This approach gives clients confidence that the project is positioned to achieve the best possible outcome.

DESIGN & BUILD

BLACK partners with leading architectural and services design professionals to deliver fully integrated, turnkey Design & Build solutions. This model provides a single point of accountability and a streamlined delivery process, reducing complexity for the client team. Early collaboration enables design, procurement and construction activities to overlap, making this approach particularly effective for projects with tight timeframes. By aligning design priorities with buildability, sequencing and procurement from the outset, Design & Build supports greater programme certainty and efficient project delivery.

LUMP SUM FIXED PRICE

BLACK regularly delivers projects under Lump Sum Fixed Price contracts through competitive tender processes. Leveraging strong relationships with subcontractors and suppliers across Aotearoa New Zealand, we provide robust, well-considered pricing that accurately reflects the project scope and deliverables. Our experience in managing complex environments and compressed programmes allows us to maintain cost certainty while meeting demanding programme requirements, giving clients confidence in both price and delivery.

01.

PROJECT OVERVIEW

Developing an understanding of the project stakeholders and specific requirements, defining deliverables, developing draft programmes, identifying technical requirements and developing specific construction methodologies.

02.

PRE-CONSTRUCTION

Establishing a working procurement schedule, ensuring all project procurement is completed to meet programme, and identifying any procurement risk inclusive of mitigation strategies and options for client review.

03.

PROCUREMENT

Finalising contracts and project documentation, selection and engagement of suppliers and contractors, developing working construction programmes and concluding safety and quality documentation.

04.

CONSTRUCTION

Site establishment and provision of temporary services, managing of construction personnel and activities in accordance with programme and best practice, client reporting and project management.

05.

POST-CONSTRUCTION

Assisting with client-procured suppliers and contractors, defect remediation and close out, scheduling and undertaking of day 2/additional works, finalising handover documentation and relocation assistance.
