We were engaged by RCP on behalf of their client, Up Education, to complete a multi-floor service upgrade of their existing building. Works included roof situated main plant upgrades, exterior paint finishes and upgraded accessways.
This project originally comprised of a comprehensive multi-floor upgrade of all services to an international college located on Queen Street in Auckland’s CBD. Original scope specifically focused on an upgrade and further integration of the HVAC system, with complimentary upgrades to the basebuild electrical and fire protection systems. Ceiling treatments were also included with the upgrade works.
Due to the impacts of Covid-19 and the subsequent decrease on international students entering the country, BLACK, in partnership with the client and consultant teams, undertook a value engineering process to reduce scope and provide cost efficiencies for the client to maximise their available budget. This meant focusing on only two floors within the building (Levels 3 & 4) and upgrading the upper and lower roof HVAC plant. Electrical and Fire Protection upgrades also took place within the two floors as part of the reduced works and in line with updated council compliance requirements.
Final project scope involved:
Removal of redundant mechanical systems from with the ceiling spaces of Levels 3 & 4.
Installation of a new VRF mechanical system to supply both Levels 3 & 4.
Installation of new ceiling grid, associated light & fire protection services and seismic treatments.
Decommissioning and removal of redundant roof top mechanical plant.
Structural steel strengthening of the existing roof structure to allow for incoming mechanical units.
Multiple street closures to allow for crane operations.
Installation and commissioning of new high volume chiller and air handling units on the roof.
Upgrades to the basebuild BMS & mechanical control systems.
