Located on the picturesque Petone foreshore, the project at 81 The Esplanade involved the fitout of two new commercial tenancies on the building’s first floor, alongside a full refurbishment of the main staircase and lift lobby. External works included the installation of new asphalt and line marking to the existing carpark.
The project presented several key challenges that required a flexible and collaborative approach. Midway through, the scope was expanded to incorporate the staircase and carpark upgrades—critical elements for client occupation. This required careful programme remapping, daily coordination, and open communication between site staff, subcontractors, and the client.
Technical complexities also emerged during construction. Achieving effective vertical and horizontal fire separation in an existing structure demanded the development of bespoke detailing due to inconsistent interfaces throughout the building. In parallel, BLACK’s team worked closely with design consultants to modify the seismic connection design for a specialist aluminium baffle system, ensuring both compliance and architectural intent were maintained.
Despite the expanded scope and technical demands, the project was completed on time, to budget, and with minimal disruption—demonstrating BLACK’s commitment to delivering quality outcomes through adaptability and precision.
