The Inland Revenue (IRD) Takapuna fitout required a highly detailed execution to align with the IRD brand, ensuring an outstanding architectural and operational outcome.
Key challenges included working within a live mixed-use building with restricted noise windows, necessitating after-hours work and significant off-site fabrication to minimise disruption. The curved structure required precise internal floor set-outs, demanding meticulous scheduling to coordinate multiple trades and avoid congestion. Limited site access—restricted to lifts and stairs above a café—required careful planning to maintain transit routes while minimising disruption.
Additionally, a last-minute design change to the Smoke Wall, Passive Fire, and automatic doors led to delays, requiring close coordination with Auckland Council. Despite these constraints, the programme was successfully delivered on schedule and within budget through daily remapping and seamless collaboration with the client, workers, and building stakeholders.
Most notably, the project showcases BLACK’s commitment to quality, with the installation and finishing standing as a testament to expert craftsmanship, careful execution, and effective project management.
