BLACK delivered five premium office suites at 10 Madden Street, Wynyard Quarter, ranging from 165-360sqm. The Precinct Suites project involved reconfiguring the floor to create high-quality workspaces, along with a shared boardroom and waiting area, tailored for small to medium-sized businesses.
Challenges included managing noise and disruption, as a Media Design School operating from 8am to 10pm, seven days a week, was located directly beneath the site and had heightened sensitivity to construction noise.
Additionally, unforeseen clashes with base build elements posed potential risks to both the design intent and the high level of acoustic performance required. BLACK collaborated closely with consultants to develop practical solutions that maintained design integrity while mitigating these issues.
Proactive coordination with facilities management and strategic procurement planning enabled the team to navigate complex programme constraints, ensuring efficient collaboration and timely project delivery.
