BLACK delivered a premium 1,800m² flexible workspace for Precinct, under its PrecinctFlex coworking brand. Featuring complex architectural elements, integrated building services, and detailed finishes, the fitout sets a new benchmark for high-end shared office environments.

The scope comprised timber and aluminium partitions and doors, suspended and feature ceilings with seismic support, and a wide range of flooring and wall finishes including Autex, timber, metal panels, stone, ceramic, and limewash. Operable and bi-fold partitions were incorporated to enhance flexibility, while amenities such as a full commercial kitchen with rangehood, ablution facilities, and integrated AV systems with booking panels and automated controls supported the functionality of the space.

Services encompassed electrical, data, security, hydraulic, mechanical, and fire, with automatic and manual blinds and curtains completing the fitout.

Like many transformational spaces, this one was not without challenges. BLACK worked closely alongside the base build contractor, to keep the programme progressing and successfully coordinated several design developments during construction, including mechanical reconfiguration and additional seismic works, all integrated without impact.

In addition, numerous service clashes were identified between base build systems and fitout works. Through proactive collaboration with consultants and engineers, solutions were developed and delivered efficiently, ensuring progress was maintained and costs minimised.
