A workplace of the future: this multi-award-winning project was a complex multi-staged commercial fitout spanning six levels (6,300m² GFA), including installation of an inter-level staircase, a generator, and significant building services upgrades. Our ability to drive value, and generate a collaborative culture guided by best-for-project thinking was key to success.

The project was carried out in a live working environment with a lobby café in operation and an occupied space on Level 1. Given its location at one of New Zealand’s largest and busiest shopping centres, the project had its complexities and works were carefully planned to mitigate disruption.

Windows have been removed to allow for 7-tonne cranes to load structural beams 8 floors above ground level. An internal staircase was created whereby 150 cubic meters of concrete were removed. The joinery package for this contract was in excess of $1m and the level of finish includes banquet seating with veneer panels and solid stone.

Despite the challenges, the project was completed one month ahead of the programme.

The successful outcomes resulted in the project team winning the NZIOB Interdisciplinary Collaboration Award for 2021.

SOLUTIONS

  • This project was undertaken in a critical live environment with Health and Safety systems being a primary focus throughout the project lifecycle.

  • To overcome inaccuracies in the as-builts, we developed solutions via effective collaboration with services engineers, commissioning agents, architectural teams, and project stakeholders to execute changes rapidly with minimal fuss. We finished the project two months earlier than programmed. This proactive and timely approach saved the client time and money associated with extended construction programmes and changes.

  • Over 500 contract instructions were issued for this project due to issues with the building construction from the previous contractor and client-driven changes. Despite this, we problem-solved each one, delivering ahead of schedule and on budget.

  • Seismic installs to ensure compliance with IL requirements.
