It was a pleasure to partner with our regular collaborators Egmont Dixon again, this time for the delivery of their own brand new office space in Wellington CBD. The brief was to create a modern workplace that optimised the existing layout - building an open plan, flexible, and collaborative space that benefits both the team and their clients.

This project consisted of the construction of an intertenancy wall and lobby to divide Level 9 of 109 Willis Street and the interior fitout of one of the new commercial spaces.

The industrial design concept allowed for the character of the building’s structure to be showcased with the existing concrete floors polished to a high-end finish and the stalhton concrete rib & timber formwork soffit becoming a feature above a now exposed services design to the open plan, tea-point and client waiting area.

New meeting rooms with suspended ceilings and glazed fronts were constructed and include modern audio-visual services. Acoustics were optimised, with soft flooring and fabric panelling and flexibility of use of the meeting rooms increased with writeable magnetic glass panelling.

The fitout works also included upgrades and redesign of the electrical, mechanical, data, fire & security services. Architecturally, the entire space was redecorated with exposed services, along with bespoke timber panelling to the entrance lobby and waiting area.

SOLUTIONS

  • The project required working within a fully occupied building - we ensured zero impact to the adjacent tenancies.

  • Problem solving used to achieve programme and scope of works due to resource and lead time difficulties affecting the market from the Covid-19 pandemic.

  • Upgrading existing services to work in an exposed ceiling design.
