Having previously delivered Forsyth Barr’s fit-out on Level 23 of the Shortland & Fort building in Auckland, BLACK was again engaged in 2024 to complete an additional floor on Level 24.

BLACK was appointed under a Design & Build arrangement, managing all aspects of the project from the earliest planning phases and engaging the design team. This early involvement provided significant benefits to the client, including a coordinated set of design documentation, which minimised RFIs and enabled value engineering opportunities throughout the process.

Special features of the project included a Potters bi-fold door, kitchen design, and furniture coordination (incorporating both existing and new furniture) sourced from various locations.

The previous tenant left behind a substantial quantity of office furniture, including cubicles, workstations, cupboards, and chairs, all in generally good condition. By reaching out to local and international communities, BLACK successfully re-purposed these items for churches, schools, and families in Auckland and Tonga. This initiative ensured children and families now have tables and chairs for use in schools and furniture for activities in churches.

The project was successfully delivered on time and within budget, with health and safety consistently scoring above 90% in both internal and external audits.

  • Close coordination with stakeholders and consultants minimised cost overruns and onsite delays.

  • Mitigated noise disruptions to neighbouring tenants by working outside standard hours (early mornings, late nights, and weekends) to accommodate tenant operating schedules.
