This office fitout project was completed for a high-profile Global client under an ECI engagement for two workplace locations. The ECI engagement resulted in cost savings for the client and a reduction in RFIs with the project completed one month ahead of the programme.

This was a highly detailed architectural project across two levels which included significant wall construction, significant joinery and wall panelling applications, Audio Visual installations, services alterations, and additions. This 4-month programme was incredibly short for a project of this complexity. The works had to suit critical infrastructure support and redundancy backup options, with structural installs (in-ceiling and sub-floor/tenant below) to accommodate the operable wall and revolving door installs.

With the global stakeholder teams under travel restrictions, BLACK provided weekly digital site walk-throughs for the client with our progress reporting increased to bi-weekly to assist them with additional project review options. This model was a resounding success given the Covid-19 situation/restrictions and having ECI meant that Time-Critical information was managed ahead of time. This in turn reduced pressure on programmes due to differing time zones and local legislations.

ECI engagement of BLACK resulted in significant pre-construction design & cost reviews resulting in budget reductions and cost savings, and a more coordinated set of design documentation reducing project RFIs. This project was completed one month ahead of the programme, defects were closed out prior to contractual PC, and costs came in under the final QS budgets. The early investment in Health and Safety systems contributed to a zero-harm Health and Safety outcome.

  • Saved one month on the programme for the client despite works undertaken within a very tight timeframe. Our design inputs via early involvement ensured risks were designed out and constructability issues were considered, remote defect inspections, local peer design and engineering reviews.

  • Value engineering through early involvement, reducing risks and potentially unnecessary variations, while also advancing construction programmes to achieve milestones timeously.

  • Successful adaption to remote project delivery during the pandemic – including virtual walk-throughs, remote defect inspections, local peer design and engineering reviews.

  • Effectively managing the delivery of both the Auckland and Wellington projects simultaneously – providing consistency in delivery with BLACK as a single point of contact for streamlined communications with the client.

BLACK were proactive in coming up with solutions that were buildable while also identifying and mitigating risks before the first nail went in. This was a tight programme job and BLACK did very well in being open and transparent all the way through, from design to delivery, protecting the programme by planning procurement well ahead, offering alternative materials to reduce lead time and costs and pre-fabbing offsite. The result has been an outstanding asset for business and we fully recommend their services.”
