In conjunction with the Auckland project, BLACK was engaged by a high-profile Global client for the fitout of their new Wellington workplace under an ECI engagement. Consistency between the two projects was key to ensuring seamless delivery and a single point of contact for the client.

The project consisted of a single floor, high specification office and was undertaken in a live building environment where significant coordination and access to other tenancies/levels to complete seismic, services, and structural upgrades were required. Given the nature of the client, the communication room required the installation of significant standalone services (Pre-Action, UPS, Power, Security Systems, CRAC units and cooling with roof plant, security gates and in-wall treatments) with an 8-week accelerated handover period.

Access was required to every level (above and below) within the building to facilitate the project which introduced scheduling complications given other anchor tenant operational requirements. These works were all agreed upon and executed without incident. Additionally, the project was brought to life through automated revolving doors, significant amounts of signage and film, joinery items, specialist lighting, wall panelling applications, and specialist/exposed ceiling and floor treatments.

The project was completed on programme with defects remediated in advance of the client's occupation. ECI engagement of BLACK resulted in significant pre-construction design and cost reviews resulting in budget reductions, cost savings, and a more coordinated set of design documentation reducing project RFIs.

SOLUTIONS

  • Management of technical stakeholder groups - adapted to differing stakeholder management strategies.

  • There were many internal and external project stakeholder groups that were spread globally. Delivery was further challenged by the Covid-19-related travel restrictions which resulted in BLACK and the client adapting successfully to remote project delivery – including virtual walk-throughs, remote defect inspections, local peer design and engineering reviews.

  • Provision of technical communications room(s) complete with advanced services installations and security provisions relevant to global technical company operations.

  • Effectively managing the delivery of both the Auckland and Wellington projects simultaneously – providing consistency in delivery and a BLACK single point of contact for streamlined communications with the client.

 

BLACK were proactive in coming up with solutions that were buildable while also identifying and mitigating risks before the first nail went in. This was a tight programme job and BLACK did very well in being open and transparent all the way through, from design to delivery, protecting the programme by planning procurement well ahead, offering alternative materials to reduce lead time and costs and pre-fabbing offsite. The result has been an outstanding asset for business and we fully recommend their services.”
