Early 2021, BLACK were engaged by Up Education to complete a full refurbishment of the lobby at 345 Queen Street, Auckland CBD.
The project was undertaken in a live student and public-facing environment which included the lobby and public (external) area. Works involved new tiling and carpet floor finishes, joinery, feature ceiling panels, decoration, services, external painting and tiling, and signage.
There were strict requirements to manage student and public safety during construction works at all times. A range of measures were applied such as staging and hoardings to manage and mitigate risk to site visitors and the project itself. The works also included replacement of the street-side façade glazing system which required the introduction of traffic management and craneage systems.
The project communication of the staging process was extremely important for the client and BLACK was in constant communication regarding the upcoming works to ensure this information could be distributed to all stakeholders. Providing honest, timely and accurate communication ensured there were no surprises for the client and was integral to project success.
SOLUTIONS
This project was completed on a live and occupied premise/campus.
Minimisation of impacts on traffic, flexibility to develop revised methodologies bringing value to the client.
The project included stringent collaboration and communication with multiple stakeholders including campus representatives and managers, adherence with the safety requirements, multi-public / staff / student safety management and facilitation, external façade upgrades and cost certainty.
